AGAPI Care Preston Head Office
We were engaged to undertake a full strip-out of the existing 3-level office building, returning it to a cold shell before transforming the 1,119m² space into a vibrant, purpose-built environment. The new fitout features specialised spaces including an arts room, music room, sensory room, home economics room, library, event-ready common room, boardroom, offices, gym and full amenities.
Eastland Fast Casual Diner Precinct
Stage 1 – De-fit & reconfiguration
QIC undertook a reconfiguration of their level 2 mall below the Hoyts Cinema. Cotton On were relocated into a new site in the Stage 2 development as did three other major retailers freeing up this area for the Fast Casual Dinning Precinct. EBG were engaged to demolish all tenancies, walls and services, including the build of new shells for the incoming tenants. All services were included in this scope.
Stage 2 – Communal facilities
The second stage of QIC’s upgrade to level 2 below the Hoyts cinema, included the void, ceiling, balustrade, hand rails, entry and link bridges on level 2 & 3. Substantial demolition was required.
Stage 3 – Amenities Upgrade
The Fast Casual Dinning Precinct required more amenities for the extra seating being provided.

Chadstone De-fit & Cladding Uplift
This D&C project was multifaceted, seeing the de-fit to former Petbarn of 1100 m2 back to base-build cold shell including structural remediation to columns and precast panels, as well as removal and replacement to the whole external façade, to uplift from non-conforming (i.e. combustible).
As part of the D&C nature, we were engaged to facilitate with providing Architectural drawings, appoint a Relevant Building Surveyor, provide cladding samples to VCX for approval, to name a few. We worked collaboratively with the Projects team from start to end and helped managed incoming tenant expectations through regular status updates and site walkthroughs.
This project was completed on time and within budget and is visible for all to see alongside Chadstone’s new Middle Road development completed in March 2025.
United Energy Glen Waverley Truck Depot & Office
Partial demolition to an old brick building, approx. 1750 m2, which required significant structural remediation and propping to support connection to the new double story addition. Due to the dire condition of the existing structure, internal footings were required to re-prop the building as well as significant brickwork repair and introduction of lintels. The new section of office was to be constructed over a former glass plant, which included many surprises within the ground such as mass concrete plinths, brick piers and heavily contaminated soil with ACM.
Overall, approximately 3950 m2 over two levels was rebuilt and newly constructed, including new steel structure supported the Level 1 Condek slab, approx. 700 m2 + the same for the roof, 1950 m2 of Kliplok roofing and 920 m2 of Exotec cladding. The new steel structure supported the Level 1 Condek slab, approx. 700 m2.
The rear of the site saw the construction of a 8005 m2 truck shed, which leveraged an existing concrete slab that serviced four unique structures that were demolished to clear. Civil works spanned approximately 4500 m2 to create new carparking to the front of the site, including asphalt, kerbing and landscaping through to the rear carpark and truck entry.
